Founder's Portfolio Service

- —Tenant dispute handling through Tribunal administratif du logement when required
- —Acquisition due diligence on new properties at no incremental fee

What’s not included
- —Construction work (coordinated through RBQ-licensed contractors at owner's expense; we earn no margin on contractor work)
- —Real estate sales brokerage (we are not licensed brokers; sales are referred to broker partners)
- —Legal advice (referred to specialist counsel when required)
Tier Two
Standard Operator Service
Productized property operations for owners of 1–2 units.

- —Month 1–2: Baseline appraisal, building audit, NOI analysis
- —Month 3–14: Operations management with explicit optimization mandates (rent capture, vacancy reduction, deferred maintenance, document organization, tenant quality)
- —Renovation advisory: identification of high-return capital improvements, cost vs. return analysis per unit, and full coordination of RBQ-licensed contractors — so upgrades get done on time and on budget without owner involvement
- —Month 15–18: Listing preparation, broker coordination, due diligence support

- Month 1–2 — Baseline appraisal, building audit, NOI analysis
- Month 3–14 — Operations management with explicit optimization mandates: rent capture, vacancy reduction, deferred maintenance, document organization, tenant quality. Where capital improvements are warranted, we identify the highest-return projects, model cost vs. return for each, and coordinate licensed contractors end-to-end.
